Terms and Conditions

1. Acceptance of Terms

By accessing our website and/or making a booking at Vila Presjenica, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, please do not use our services.

2. Booking and Reservations

All bookings are subject to availability and confirmation. When making a reservation:

• You must be at least 18 years old to make a booking.
• The person making the booking must be one of the guests staying at the property.
• You must provide accurate and complete information during the booking process.
• A booking is only confirmed once you receive written confirmation from us.
• Maximum occupancy is 6 guests. Exceeding this limit may result in cancellation without refund.

3. Payment Terms

The following payment terms apply to all reservations:

• A deposit of 30% of the total booking amount is required to secure your reservation.
• The remaining balance is due 14 days before your arrival date.
• For bookings made within 14 days of arrival, full payment is required at the time of booking.
• We accept bank transfers and major payment methods as specified during booking.
• All prices are quoted in EUR or BAM (Bosnian Convertible Mark) as displayed.

4. Cancellation Policy

We understand plans can change. Our cancellation policy is as follows:

• Cancellations made 30 or more days before arrival: Full refund minus administrative fee (5%).
• Cancellations made 14-29 days before arrival: 50% refund of total booking amount.
• Cancellations made less than 14 days before arrival: No refund.
• No-shows: No refund will be provided.

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.

5. Check-In and Check-Out

Please observe the following check-in and check-out times:

• Check-in time: From 14:00 (2:00 PM)
• Check-out time: By 10:00 (10:00 AM)
• Early check-in or late check-out may be available upon request and is subject to availability.
• Key collection and property access instructions will be provided before your arrival.

6. Property Rules

To ensure a pleasant stay for all guests and maintain the property, please observe these rules:

• No smoking inside the property. Smoking is permitted in designated outdoor areas only.
• Pets are only allowed with prior approval. Please inquire before booking.
• No parties or events without prior written consent.
• Quiet hours are from 22:00 to 08:00 - please respect our neighbors.
• The hot tub/jacuzzi must be used in accordance with provided safety guidelines.
• Guests are responsible for securing the property when leaving (lock doors, close windows).

7. Guest Responsibilities

During your stay, you are responsible for:

• Keeping the property clean and tidy.
• Using all amenities, furniture, and equipment responsibly and as intended.
• Reporting any damage or maintenance issues immediately.
• Disposing of garbage in designated areas.
• Returning all keys and access devices upon check-out.
• Leaving the property in the same condition as you found it.

8. Liability and Disclaimers

Please note the following regarding liability:

• Vila Presjenica is not liable for any loss, theft, or damage to personal belongings.
• We are not responsible for injuries resulting from misuse of facilities or failure to follow safety guidelines.
• We reserve the right to enter the property during your stay for emergency maintenance.
• We are not liable for interruptions to utilities (water, electricity, internet) beyond our control.
• Guests use all facilities (including jacuzzi, fireplace) at their own risk.

9. Damage and Security Deposit

A security deposit may be required for certain bookings. This deposit will be used to cover any damages, excessive cleaning, or missing items. The deposit will be refunded within 7 days of check-out, minus any deductions for damages. In case of significant damage exceeding the deposit amount, guests will be liable for additional costs.

10. Force Majeure

Vila Presjenica shall not be held liable for any failure to perform obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, war, pandemic, government restrictions, or other events of force majeure. In such cases, we will work with you to find alternative arrangements or provide credit for future stays.

11. Modifications to Terms

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after any changes indicates acceptance of the modified terms. We encourage you to review these terms periodically.

12. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Bosnia and Herzegovina. Any disputes arising from these terms or your stay at Vila Presjenica shall be subject to the exclusive jurisdiction of the courts of Sarajevo, Bosnia and Herzegovina.
